How This Mortgage Amortization Calculator Works
This mortgage amortization calculator estimates how a home loan is paid down over time. Each payment is separated into principal and interest, and the remaining balance is recalculated after every monthly payment.
Early in a mortgage, a larger portion of the payment usually goes toward interest because the loan balance is still high. As the balance decreases, more of each payment goes toward principal. The amortization schedule helps you see that shift month by month and year by year.

Mortgage Amortization vs. Mortgage Payment
A mortgage payment calculator focuses mainly on the monthly house payment. A mortgage amortization calculator goes deeper by showing how each payment affects the loan balance over time.

How Extra Mortgage Payments Can Save Interest
Extra mortgage payments reduce the principal balance faster. Since mortgage interest is based on the outstanding balance, reducing principal sooner can lower total interest and shorten the payoff timeline.
This calculator compares your regular mortgage schedule with the schedule created by your extra monthly payment and one-time principal payment. The difference is shown as estimated interest saved and time saved.
15-Year vs. 30-Year Mortgage Amortization
A 15-year mortgage usually builds equity faster and costs less in interest, but the monthly payment is higher. A 30-year mortgage usually has a lower monthly payment, but interest accumulates for a longer period.

Mortgage Amortization Calculator FAQ
What is a mortgage amortization schedule?
A mortgage amortization schedule is a table showing each mortgage payment, how much goes toward principal, how much goes toward interest, and the remaining loan balance after each payment.
How is this different from a mortgage payment calculator?
A mortgage payment calculator focuses on estimating the monthly payment. A mortgage amortization calculator focuses on the full payoff schedule and how the loan balance changes over time.
Can I enter a decimal mortgage rate?
Yes. You can enter rates such as 6.25, 6.5, or 5.875. The calculator keeps the decimal rate for a more realistic estimate.
How do extra mortgage payments help?
Extra payments reduce the principal balance faster. That can lower total interest and may shorten the mortgage payoff timeline.
Does this calculator include taxes and insurance?
Yes. You can enter annual property taxes and annual homeowners insurance. These are included in the estimated monthly housing cost, but they do not reduce the mortgage balance.
When does PMI go away?
PMI often becomes removable when the loan balance reaches approximately 80% of the home's value. This calculator gives an estimate, but lender and loan rules may vary.
Can I export the amortization schedule?
Yes. Use the CSV / Excel export button to download the full schedule. You can also download a PDF summary or print the page.
Is this calculator exact?
No. It is an estimate for planning purposes. Actual payments may vary because of lender rules, escrow changes, taxes, insurance, PMI rules, fees, and payment posting dates.
